Comprehensive Home Inspections
These inspections are performance inspections, which evaluate the functionality of the roofing system (by a licensed roofer), termite inspection (by a licensed termite company), air conditioning, and heating, plumbing, electrical, structural, grading, sprinkler, and pool. These inspections start at $225.00 for a single family home and will vary depending on the size, age, and structure of the home. Roof and termite reports are issued at the time of the inspection. The general report is either emailed or faxed within 24 hours. Please call for a quote.
Septic tanks can only be inspected by a licensed plumber / septic company. These inspections generally cost $150.00 - $175.00, plus the cost to pump the tank, if necessary. We can arrange or refer you to a licensed company for this inspection.
Seawalls should be inspected by a licensed seawall company. These inspections cost $150.00. We can arrange to have a seawall company present at the time of inspection.
Roof and Termite Inspections
These inspections are performed to meet minimal lending requirements, or for a re-finance. These inspections cost $110.00.
Mold Inspections
Mold inspections include a visual inspection of the home and sampling, which is evaluated by a licensed laboratory. A standard mold inspection starts at $250.00 and includes three samples (swab and air quality). Additional sampling may be necessary at a cost of $75.00 per sample. We offer a 20% discount if a mold inspection is included with the home inspection.
Four-Point Inspections
Many insurance companies are now requiring four point insurance inspections (roof, electrical, plumbing, air conditioning) when a home reaches 50 years of age. After a home reaches 35 years of age, these inspections can sometimes be used to obtain an insurance discount (check with your insurance company). The cost of a four-point inspection is $150.00. If combined with the comprehensive home inspection at the time of the inspection,
the cost is $50.00.
